Please note that this consultation is separate from the statutory consultation that Stockton-on-Tees Borough Council will conduct once the planning application has been submitted and validated.
This will provide a further opportunity to make comments on the proposal.

The Site
The 13.4ha site is located on the south-western edge of Eaglescliffe. It is bound by:

Aislaby Road to the south, beyond which lies an arable field that may be used for enhancing biodiversity;

Nelly Burdon’s Beck to the east, beyond which lies the urban edge of Eaglescliffe;

A residential dwelling, a track, functioning as a Public Right of Way, and arable fields to the west; and
-
Hunters Edge and Hunters Rest housing developments to the north, with arable land and a farm house to the north-west.
There are a number of shops, services and employment opportunities within and in close proximity to Eaglescliffe, including Yarm High Street; industrial estates to the north at Urlay Nook, Durham Lane, Preston Farm; and Teesside Airport to the west. These can be reached by both active travel means, such as walking or cycling, and public transport.

The Vision and Development Proposals
The proposal is for the development of up to 255 no. new homes with associated road infrastructure, car parking, open spaces and landscaping. This would offer an attractive extension to the town along with the creation of a new parkland accessible to existing and new residents.
The development will include a range of new high-quality homes, together with a green landscape corridor to the east and south of the development. Affordable housing will be provided to enable local families to find suitable accommodation and gain a first step on the housing ladder (it is anticipated 20% of the total number will be affordable).
Housing for older people or people with specific access requirements is also proposed to ensure the development provides a range of accessible homes that serve all ages and needs within the community.

This statement will set out an analysis of the feedback that has been received and any changes made to the scheme as a result of this consultation.
What’s Next?
The design of the scheme is evolving and the final proposal will take into consideration comments received from this consultation. A formal planning application will be made in late summer / early autumn 20205. If the application is approved, construction could start on site in 2026.
